With “the median price for a single-family home in the U.S… "up 5.8 percent from a year ago” selling your home for the best price has become even more important. With Nashville being in the top twenty markets in the country, updating your home before you put it on the market is critical. These simple updates, even on a small budget, will increase you home’s value and keep it desirable for homebuyers in this market.


First, consider updating your light fixtures. With some strategic shopping, there are many affordable light fixtures that can modernize your home without a huge financial investment. Consider shopping at a local salvage store, Home Depot or Lowe’s, or online. You’d be surprised at the deals you will be able to find on updated light fixtures. And the great thing about light fixture updates? It is an easy do-it-yourself project!


Second, think about a fresh coat of paint. Painting an entire house can get expensive, but you can easily paint a few rooms on your own. Focus on fresh, basic colors. Greys or whites are perfect to bring a fresh, clean look to your home. Homebuyers will quickly notice a fresh coat of paint, and it doesn’t need to be an expensive project!


Lastly, open up your home. Knocking out a wall is often an easy solution, and makes a dramatic difference. Open floor plans are a top trend for buyers, and making a simple structural change might be all you need to create an open floor plan on your first floor. "Right now buyers want a wide open floor plan, the living room right off the kitchen. They are into big spaces," says Kristin Wellins, Senior Manager of Program Development for ERA Real Estate. Your agent can suggest contractors that can easily do this project.

Each city and unique market has its own preferences when it comes to home updates, and your agent will be able to best advise you on the updates you’ll need in order to sell your home.
